[B] Scope of Service:
(1) Vendor needs to provide real estate appraisal services to the government authority located in New Orleans, LA.
- Thoroughly study the real estate market in the immediate environs,
- Analyze redevelopment and adaptive re-use projects within the competitive area,
- Review data regarding current as well as prospective zoning, utilities, easements, and city services that impact each property,
- Address subdividing, segmenting or parceling applicable assets to identify if a higher return (sale price) may result,
- Develop a conclusion of the marketing potential and prospective purchasers and/or end-users of the property,
- Interview real estate developers, brokers, and investors,
- Investigate and consider potential impact of available federal and state governmental incentives and/or subsidies (as applicable),
- Gather, verify, and analyze recent sales transactions of both land and improved properties,
- If applicable, evaluate existing asset leases and analyze market rental information from comparable properties,
- Review available structural condition or other engineering studies as well as material repairs, renovation, redevelopment or demolition cost budgets,
- Location of the property and surrounding uses,
- Highest and best use with existing zoning.
(2) A pre-proposal meeting will be held on March 3, 2020.
(3) All the questions must be submitted no later than March 4, 2020.
