(1) Vendor needs to provide real estate appraisals service for the basin floodway system project to the government authority located in New Orleans, LA.
- The appraisals shall be complete appraisal reports in narrative format and must conform to the Uniform Standards for Federal Land Acquisitions (Yellow Book, UASFLA, Current Edition), the Uniform Standards of Professional Appraisal Practice (USPAP, Current Edition) and the Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970, Public Law 91-646, as amended.
- The intended use of the appraisals is to assist the client agency in its determination of the amount to be paid for real property required of the affected ownerships for the project.
- The appraisals may consist of valuation of the following types of estates: fee, excluding minerals; flowage easement; developmental control and environmental protection easement; and flowage, developmental control and environmental protection easement.
- The client and intended user of the appraisal reports are the and their assigns.
- The appraisals may consist of valuation of the following types of estates: fee, excluding minerals; flowage easement; developmental control and environmental protection easement; and flowage, developmental control and environmental protection easement.
- The larger parcel, or parent tract, is that tract or those tracts of land that possess a unity of ownership and have the same, or an integrated, highest and best use.
- The affected ownerships within the project area consist of recreational and/or residential land with only a few commercial and industrial properties.
